Why use a buyer's agent on new construction

[EDIT] The builder's sales team works for the builder. A buyer's agent works for you, and can help you compare communities, floor plans and lots, review the purchase contract, and keep track of deadlines through construction and closing.

[EDIT] Many builders ask that your agent be with you, or registered, at your first visit. Ask us before you tour a model.

[DISCLOSURE — We consult for Toll Brothers and Pulte. Add a disclosure line here if required, e.g. "Paul Conforte and Bridget Olson provide consulting services to Toll Brothers and Pulte." Confirm wording with your broker.]

Questions

New construction FAQ

What does a "from" price include?

A "from" price is the starting price a builder shows for a plan or community. Lot premiums, options and upgrades are usually extra, so the final price can be higher. Ask the builder for a full price sheet.

Can I bring my own agent to a builder's model home?

Yes. Policies for working with an outside agent vary by builder, so check before your first visit. Some builders ask that your agent come with you or register you in advance.

What is the difference between a to-be-built home and a quick move-in home?

A to-be-built home is built after you sign, so you usually choose the lot, plan and finishes. A quick move-in home is already under construction or finished, so there are fewer choices but a shorter wait.

Do I need to use the builder's lender?

You can usually choose your own lender. Some builders tie certain incentives to their preferred lender, so compare the full terms before you decide.

Should I get an inspection on a new home?

Many buyers hire an independent inspector, even on new construction. Ask the builder when inspections can be scheduled during the build and before closing.
